Rising
Damp, Penetrative Damp and Condensation
Buildings in Cornwall are surrounded by natural moisture
that unless prevented is trying to get into the structure of the building.
There are three main issues affecting building in Cornwall; Condensation,
Rising Damp and Penetrative Damp.
Rising Damp
Rising Damp, affects buildings at Ground level.
Traditional Stone is a naturally porous material and will gradually soak
moisture into the small spaces in the natural structure of the material.
In modern buildings rising damp is generally controlled by the addition
of a physical damp proof course into the walls - in many Cornish properties,
this preventative rising damp treatment is poor or simply does not exist-leading
to Rising Damp issues. As the moisture works its way through The
rising damp contains hygroscopic salts and as dampness evaporates
from the surface, the salts remain in the plaster. These salts build up
and absorb moisture from the air making the problem even worse.
Penetrating Damp
Above ground level, Penetrating Damp becomes the
main problem affecting Traditional built and older Cornish Properties
and buildings. Penetrating Damp is the term commonly used to describe
the ingress of moisture horizontally through the walls of a building.
Penetrating Damp occurs at all levels of a building - not just
at or below ground level as is the case with rising damp. Penetrating
Damp can affect all buildings, leading to damage to a property even
if it does not penetrate all the way through a wall. Penetrating Damp
is most commonly caused by structural problems with the roof, render,
brickwork or windows. Overflowing gutters, leaking pipes, missing or broken
roof tiles, damaged pointing, uPVC cladding or damaged render are all
sources of penetrating damp.
Condensation
Condensation problems within a building are usually indicative
of humidity and ventilation problems within a property. Condensation is
caused when "warm" air with vapour comes into contact with cold
surfaces.
Warm air, carries water vapour with it - the warmer
the air, the higher the moisture load it is able to support - on contact
with cooler surfaces, the moisture in the air condenses to form dampness
or water droplets.
Condensation is most likely to occur on the glass in windows,
colder parts of walls, around external door and window openings, or where
floors or ceilings join with outer walls.
Condensation can also be present in areas where the natural
air circulation is reduced or restricted, this is often at the side of
or behind furniture that is stood against an outside wall - or inside
cupboards. Damp wil beging to damage the area affected and patches of
black spot mould (Aspergillus Niger) growth can appear.
